future together.OverviewThe General Manager oversees the
performance of the assigned portfolio/asset, ensuring they align
with the client's strategic goals and financial objectives. Build,
lead and develop a high-performing team, fostering a culture of
excellence, accountability, and continuous improvement. Develop and
manage operating budgets, forecasts, and financial reports to
maximize profitability and minimize costs as well as a
comprehensive 5-year Capital Improvement plan. Streamline
operations to improve service delivery and reduce operational
costs, ensuring high-quality management and compliance with local
laws and building standards. Maintain strong relationships with
investors, tenants, and key stakeholders to foster collaboration
and drive business initiatives. Conduct market research to identify
trends, opportunities, and risks in the real estate sector that
could impact the organization. Implement environmentally
sustainable practices and contribute to corporate responsibility
goals. Ensure compliance with all relevant regulations and manage
risks associated with real estate investments. Leverage technology
and data analytics to enhance decision-making and operational
efficiency while generating opportunities for additional
revenue.The base salary is aligned with market data and is
estimated between $200,000 to $240,000 with the ability to achieve
additional compensation through bonus. This salary range reflects
base compensation for the position across all US locations. Within
this range, individual pay is determined by work location and other
factors including relevant education/training, experience, and
internal equity.Responsibilities
- Manage a building or a portfolio of buildings and the staff
responsible for the operations and maintenance.
- Maintain a strong relationship and regular interaction with
Client to ensure that objectives are being met.
- Lead and direct emergency response.
- Manage cash flow.
- Maximize additional revenue opportunities.
- Align amenities offering with the strategic vision of the
client and community.
- Act as Single Point of Contact with a direct line relationship
to Client.
- Support and develop planning, budgeting and control of
operating and capital expenditures. Administer and prepare annual
budgets, forecasts, monthly reports, and variance reports.
- Respond to tenant requests and coordinate with management and
building staff to resolve issues.
- Monitor and enforce the terms of all lease agreements, the
billing and collection of rents and other tenant charges in
compliance with leases.
- Supervise and assist with expenditure control, accruals,
accounts payable, and collection of any subtenant rents, common
area maintenance estimates and true-ups, in compliance with lease
terms.
- Drive Avison Young service delivery to achievement on all
performance metrics and Key Performance Indicators (KPI) for the
property (work order SLAs, financial, customer satisfaction,
etc.)
- Oversee the selection and performance of vendor services,
including management of the sourcing and procurement process for
all service contracts such as janitorial, HVAC/mechanical,
elevator/escalator, fire/life safety, pest control, carpet
maintenance, and metal/marble maintenance.
- Recognize opportunities to reduce expenses through contract
negotiations and leveraging Avison Young national-supplier discount
programs.
- Monitor vendor performance to ensure compliance and standards
established in the service agreement are being met.
- Manage and supervise building staff, including oversight of
scheduling and facilitating maintenance with engineers and
third-party vendors.
- Perform property inspections on a regular basis and make
recommendations to maintain and enhance the asset.
- Maintain and support the compliance of property safety
standards and building codes.
- Assist in the Fire and Life Safety training and maintain the
building's emergency response plans and procedures, along with its
related documentation of compliance.
- Document and track all certificates of insurance from vendors
and tenants.
- Prepare correspondence and memos to occupiers and vendors.
- Establish and maintain positive relationships with internal and
external personnel and vendors.
- Support and provide leadership in a commitment to achieve AY
and client expectations for service and business objectives.
- Consistently uphold and apply the company's policies regarding
appropriate professional behavior to ensure that the values of the
firm are exhibited by the actions of the staff.
- Keep current on all developments in the local commercial real
estate market affecting current or potential value of the
property.
- Perform other related duties as requested.Qualifications
- Bachelor's Degree, preferably in business, real estate, or
finance.
- New York Real Estate Salesperson License required.
- Candidate will possess a minimum of 10 years of related
experience.
- LEED AP, IREM CPM and BOMA RPA or other Real Estate Management
certifications are strongly recommended.
- Strong understanding of property management, facilities
management and financial terms and principles is required.
Possesses the ability to analyze and conduct complex financial and
business decisions.
- Proficient in C.M.M.S. including Angus, Facility360 or similar,
Yardi, Microsoft Word, Excel, PowerPoint, and Project.
- Ability to express ideas clearly in written and verbal
communications, with the capability to create complex financial and
business-related documents.
- Strong organizational skills and detail oriented.
- Proven record of providing excellent internal and external
customer service, white-glove experience preferred.Workplace
