Construction Manager! The Construction Manager will play a critical
role in managing the execution of a significant Capital
Improvements (value add) renovation program. This will include the
management of multiple and varied projects and contractors. This
role is open as a result of the phenomenal growth Waterton has
enjoyed over the past few years. How you will contribute to our
team: Daily Construction Management: You will manage contractor
relationships throughout the cycle of the project, RFP Process,
bidding, scheduling, day-to-day oversight, punch-list, quality and
safety control, and payment approval processes. You will coordinate
owner decisions to avoid project delays. Problem Solving: You will
be responsible to identify potential pitfalls and suggest creative
solutions to keep projects on time and on budget. You have an
inquiring and critical mind with a strong technical orientation.
Relationship Management: You’ll interact professionally with onsite
Property Management, local and state building officials including
inspectors, code officials, fire chiefs, etc. Budgeting: You will
provide input on project budgets and forecasting. Additionally, you
will closely monitor costs, and implement value engineering
strategies with Program Manager where appropriate. Reporting: You
will be responsible for providing regular reports on construction
status, budgets, and schedule. You will also be responsible for
periodic quantitative and qualitative reporting and reconciliation.
Legal: You will stay current on and adhere to all local and state
laws, including all laws governing Fair Housing. You will ensure
compliance with all applicable OSHA, ADA (Americans with
Disabilities Act), and Section 504 (FHAA) regulations. You will
champion Resitality: Thinking like an owner, you’ll exemplify our
culture and serve residents and customers, regularly exceeding
their expectations and creating the ultimate service experience.
You will wow our residents and your community managers with your
ability to resolve sensitive issues and concerns that may arise.
Overall: You’ll be an excellent teammate who helps create and
deliver high quality results that keep the project on time and
under budget, while offering ideas for best practices across our
platform. What our ideal candidate looks like: You have some
credentials. We strongly prefer a Bachelor’s degree, preferably in
project management, construction management, civil engineering or
architecture. PMP certification is a strong plus! You’ve “been
there, done that”. Our ideal candidate has a minimum of two (2)
years of construction project management experience and has
demonstrated knowledge of construction processes, project
management, building systems, real estate, architectural and
construction trade responsibilities. You are highly organized. You
establish productive routines and document everything. You’re
focused and have exceptional time management skills. You thrive on
process. You understand the key to success is systems and you’re
constantly looking for ways to improve. You’re a great
communicator. You easily manage relationships and build rapport
with others, and you have skill at connecting with residents,
managers, executives, and local and state officials. You also excel
at keeping everyone informed and on the same page both in verbal
and written communications. You’re a numbers person. You understand
company financials and financial metrics for success, and you are a
whiz at making sure that budgets are complete and on track. You’re
independent. You understand what it takes to get the job done, and
you are not afraid to make the call without a lot of supervision or
oversight. You understand how to manage your time effectively.
You’re ethical. You are transparent, and you know how to work
within a company’s standards and comply with federal/state
regulations, including building codes. You’re a fixer . You
demonstrate tact and empathy when dealing with concerns, and you
work to resolve them quickly. You like change; you really like
change. You can easily adapt as the situation warrants, and you are
able to focus on multiple deadlines and change as the demands and
fast pace requires. You also possess very strong project management
skills, juggling big and small tasks alike. You’re very tech savvy.
You’d consider yourself an advanced user of Microsoft Office,
especially Excel, Word and Outlook. You don’t mind travel. This
position requires travel, mostly regionally, but potentially
statewide, sometimes with shorter than average notice. How we will

$95,000.00 - $120,000.00 per year, plus bonus program participation
This pay range is base pay only and does not include any additional
compensation or bonuses that this position may be eligible for. The
pay range is approximate and the actual pay may vary depending on
related work experience, certifications, education, and other job
